This is an exciting time in your life and you may have already begun browsing your favorite real estate website (if you don’t have a favorite, ours is pretty amazing). However, before you go looking at houses, you may want to take a moment and answer the following questions:

1: How Big A House Do I Want?

Whether you’re looking to upgrade or downgrade, it’s good to have an idea of how big a house you want. Maybe you’re anticipating an addition to your family and want to make sure you have an extra bedroom or two to help accommodate your growing family. Or, perhaps you’re tired of having to take care of a large home and want to downsize to something a little cozier. Try and come up with a range for both square footage and number of bedrooms/bathrooms that you are looking for in your new home.

2: Do I Need A Yard, Pool, or Specific Size Garage?

Do you want a large yard with gorgeous landscaping or are you very busy and want a small, low maintenance yard? Do you need a pool to cool off in on warm summer days, or do you prefer to swim in the lake? Do you need just a carport to keep your car out of the sun, or do you need a two car garage and RV garage to fit all your toys? Home choices and prizes will change dramatically depending on how you answer these questions.

3: How Much Can I Really Afford To Spend On My Mortgage Payments?

You will, of course, have to look at your debt to income ratio before you can get a home loan. However, there are other factors to consider when looking at what you can afford when buying your new home. Do you have a lot of different memberships you pay for every month? Do you eat out a lot? Are you paying for college classes out of pocket? Will you still be able to afford a house and maintain your current spending habits? If not, what will you need to give up? Make sure you have a good grasp on your finances before beginning house shopping.

4: Condo, Townhouse, Manufactured, Or Single-Family?

There are different benefits to the different types of homes out there. Manufactured homes tend to be more affordable. Condos have HOA fees, but also tend to come with a number of pleasant amenities. Single-family homes are more expensive but allow for more freedom and privacy.

5: How Much Do I Care About Location?

Do you need a home near the water? Are you looking to buy in a particular neighborhood? Do you want a house near a school? Do you want a house on a golf course? Location is a huge factor in why people choose their homes.
